Electricity Aggregation For Property Management and Building Owners

We specialize in negotiating and managing Energy Contracts across the United States.
We are currently enrolling new clients into aggregations in Illinois and Texas!

Up to 70% of all Energy Contracts are negotiated by a qualified professional firm, with specific knowledge of the marketplace.

"The Growing Role of Aggregators in Competitive Energy Markets" Jan 2006 by KEMA, an independent research firm to the retail energy industry.

Are you a Property Owner or do you manage properties in Texas or Illinois?
If so, read on about how Seven - Utility Management is taking Energy Management to the next level. This will lead to even lower electricity prices, in addition to professional management of your energy contracts by a proven, successful firm.

Our Goal
Our goal is to add your buildings to the existing aggregation; thus benefiting you and the entire group.

How is Seven's Aggregation method going to help me?
Our goal is to reduce your electricity expenses beyond what you pay today. Through an aggregation approach, the electricity usage from all properties (multiple owners) will be combined into one formal Request for Quotation. As a result, all properties will be offered a rate based on the overall volume of the group. Each individual owner will still have their own contract, liability and billing. The terms and conditions will be negotiated for you, with your involvement.

Price Point on Last Aggregation in November 2006
The price of the last aggregation in November was .07384, for an average savings for our new clients of 14.8%

How will Seven do this for you?
Our firm works with, who we feel are, the top 13 Energy Companies in Texas. 5 of these major electricity suppliers have already agreed to the terms and conditions of this aggregation.

Track Record
Our firm has >1 Billion kWh under its management. We have already successfully negotiated and are managing a large property management aggregation, with satisfied clients.

When will this happen?

* We urge you to sign up your properties now. We will professionally negotiate short term contracts for you, ending Dec 31, so that you can take advantage of the aggregation.

In Texas
The next round of negotiations will take place on Nov 6, 2007 for a January start date.. A second negotiation will occur May 1, 2008, for a June start date. *We will eventually get all of your properties coordinated with the aggregation..

In Illinois
Our initial round of negotiations is occurring this month. We will be enrolling our clients using contracts that end in May 2008. After that time, the market will mature, a new public auction will take place and all properties will be aggregated.

The Rest of the Nation
If you have locations around the nation, aggregation rules vary. For these locations, we will provide our Energy Management Services, properly leveraging and negotiating in that state. When an aggregation can be completed, we will do it.

What if I buy or sell a building during my contract?
The drop/add clause will be added to all contracts, without any penalty fees. A large selling point of this aggregation is that you will be able to add and remove properties at the aggregation rate (if they are purchased, divested or added to your portfolio), regardless of market movement.
—Our clients have saved hundreds of thousands of dollars by taking advantage of these terms.

I am currently under contract and happy with our current provider and/or our current consulting firm?
You have already learned some of the financial benefits of what a qualified consultant can do for you. (Or what a hassle this can be to manage yourself). Chances are your current provider will be a bidder on the aggregation. By taking advantage of this aggregation, you are hiring our firm to represent you and to be your consultant. You will receive the same (if not better) services, with a lower price, due to the aggregation.

Why Hire a Professional Energy Manager?
Just as your clients hire you to professionally manage all of the details of their properties, our clients hire us to professionally manage all of the intricacies of their energy. Some of our clients have even asked us to go with them on their presentations to prospective clients to show their professionalism by hiring outstanding Vendors.

Do I have to add all of my Properties now?
No. We can allow you to enter only those properties that are not under contract or whose contract is about to expire. We will be doing a new round of negotiations every 6 months. We will take on your contracts that are about to expire. Over time, all of your properties can be added to the aggregation.

The Fee
Our fee is paid by the Supplier. They pay our firm in lieu of paying the same commission to their salesperson.

I want to join the Aggregation. What do I do?

Simply fill out these attached forms, along with one invoice for each location and fax to 281-213-9801. There will be additional rounds if you miss the first year. Even if your contract expires between these dates, we will assist you to make your current contract coterminous (ending at the same time) with the next negotiation, which will occur every 6 months.
